Complex Design
Our company can provide elaboration of complex projects for construction
of flats, industrial buildings, office buildings, cultural buildings
etc. and also monitoring services during the execution phase through
assistance provided by the site designer.
UrbConNet® develops and draws projects on any specification (architecture,
resistance structure, fittings and site organization) for investments
in constructions, regarding any phase of the project: project for
building permit (P.A.C.), projects for obtaining permit demolition
(P.A.D.), technical project (P.T.), project prepared for execution
purposes (D.D.E.), site supervision, interior design and reinforcement.
Besides the design itself, our company can obtain, upon request,
a certificate of urban planning, notifications and agreements required
by the certificate of urban planning, and also authorization to construct
and/or the authorization of running for your investment.
We develop complete documentation, we provide lodging and we sustain
the documentation to certificated public institutions. Those services
applies to:
- Detailed Urban Planning (PUD) is the documentation in which
are established the location and performances on a particular
field of construction, taking into account the provisions of
other planning documents, the conditions generated by the land
characteristics, namely the neighborhood and its functional requirements.
- Area Urban Planning (PUZ) is composed of a documentation
that refers to an area from current or future settlement, which
analyze the situation and specifies all the necessary elements
for issuing urban planning certificates and building permits.
- Technical Documentation for Building Permits (D.T.C.A.) is
drawn according to site conditions, legislation and tasks of
the design drawn by the beneficiary. This documentation is
the base of obtaining building authorization for any type of
construction or assembly building. Our company provides a complete
documentation in accordance with Law no. 453/2001 and Law 50/1991
which is revised and supplemented.
- Technical Documentation for Demolition Purposes (D.T.A.D.) will be the basis for preparing the necessary documentation
for obtaining dissolution and demolition authorization and
is prepared taking into account the law and based on the notifications
requested by the Urban Planning Certificate.
- Proiect for Site Organizing (P.O.E.) is drawn before the
start of execution and is the basis for construction authorization,
a necessary document for plugging and site organization.
- Technical Project for Execution Details (P.T.+D.D.E.) is
a complex project which presents all the details on his specialty:
the architecture and finishes, strength and stability, electrical,
sanitary, heating and ventilation systems. Based on this project
is organized a bidding which purpose is to name the construction
executants.
- Project design and redevelopment of residential areas.
The assistance from the site designer is that type of assistance
granted to the beneficiary and to construction executants for
full compliance of the project.
Authorization
UrbConNet® S.R.L. will obtain the following documents::
Urban Planning Certitificate, which includes:
- Obtaining data for identification of the land for which a Urban
Planning Certificate is required: plans for area location and
situation plans (cadastral plans);
- Drawing up the dossier with the necessary documentation in
order to obtain Urban Planning Certificate;
- Submission of these documents to the competent public administration;
- Tracking and supporting documentation to issue Urban Planning
Certificate;
- Payment in the name of the beneficiary of the fee for issuing
the Urban Planning Certificate, lifting and sending it to the
beneficiary .
Construction Authorization, including:
- Checking the existing documentation and drawing the necessary
dossier in order to obtain building permit (Construction Authorization);
-Completion of documentation with the beneficiary consent
and introducing other studies and documentation as prescribed
by urban Planning Certificate (if necessary);
- Submission of the completed dossier and following it to the
competent public authority (City Hall/ County Council);
- Payment of the fee for issueing Construction Authorization.
The value of the fee is estimated according to the value of
construction assembly work. The fee is payed in the name of
the beneficiary. We also pick up the construction authorization
and we deliver it to the beneficiary.
Necessary approvals for placeing an investment in normal
conditions (in areas that are outside the protection of any
kind: historical, natural, military, utilities, etc.), approvales
wich accompany the Construction Authorization:
- Wather drain;
- Electricity;
- Fixed Telephony;
- Natural Gaz;
- Heating system;
- Public Administration;
- If necessary, a contract for depositing the waste that results
from construction works (soil, debris, etc.)
- MI, SRI, MapN;
- Health, PSI;
Operations that our company do in order to obtain the authorizations
and agreements mentioned before:
- Documentation specific for issuing any authorizations or
agreements drawn up by the consultant, or in some
cases drawb in collaboration with the investment designer or other designer specialists;
- Payments of required fees in the name of the beneficiary;
- Picking up the agreements and authorizations in the name
of the beneficiary.
